North Carolina Real Estate & Land Photographer
LISTING PHOTOS. AERIAL DRONE. LAND FILMS.The Work
A Listing Gets One First Look. Make It Count.
Buyers decide in the first few photos whether a property is worth the drive. For a house, that means clean, true to life photos and a view from above that shows the lot, the street and everything around it. For land it means more. A buyer three states away needs to understand how the ground lays, where the road comes in, where the water runs and where a house could sit, without ever setting foot on it.
I photograph and film homes, land and commercial property across North Carolina for agents, land brokers, builders and owners. I am an FAA certified Part 107 drone pilot, so every flight is planned and flown legally, with the airspace checked and authorized before I ever leave the house.
The same standard runs through all of it. Show up prepared, work fast and clean around the people who live or work there, and deliver on time so the listing date never waits on me.
Packages
Every property is different, so these are starting points. Size, acreage, travel and how much film you want move the number, and you will have a firm quote in writing before I book the shoot.
Aerial
Aerial photos and a short edited aerial clip of the property and everything around it. Built for lots, land, and agents who already have the interiors covered and need the view from above done right.
Listing
Interior and exterior photography with aerial photos, edited for true color, straight lines and windows you can actually see through. Everything a listing needs to go live, delivered in 48 hours.
Listing Film
Everything in Listing, plus a cinematic walkthrough film built around aerial footage and a vertical cut for Reels and TikTok. You can be on camera introducing the home, or let the property carry it.
Land Film
A full day walking the land with the broker or owner. Aerial photo and video of the whole tract, ground footage at every feature that sells it, and a talk-through film of you explaining the property on camera as we walk it. Fields, water, timber, road frontage and home sites, all of it.
What I Cover
Available inside a package or on their own. Agents and brokerages who list often can run all of it on a monthly retainer, the same way my business clients do.
Drone Photo & Video
FAA certified Part 107. I check the airspace, request FAA authorization when a property sits near an airport, and plan the flight around the light and the wind. You get the context a buyer cannot get from the ground.
Listing Photography
Interiors and exteriors shot and edited for true color, straight verticals and balanced windows. Bright without looking fake, because a buyer who feels misled at the door is a buyer you lost.
Listing Film
A walkthrough that feels like walking the home, not a slideshow set to music. Built around aerial footage and delivered with a vertical cut sized for Reels, TikTok and Shorts.
Land & Acreage
Tract overviews, the features that carry the price, and the broker on camera explaining the property as we walk it. Send the survey or a GIS parcel map and I will mark approximate boundaries and key features on the aerial photos.
Builders & Developers
Progress aerials from the first cut of the ground to the finished house, and a finished set at the end. One record of the whole build that helps sell the next one.
Agents & Brokerages
Headshots, agent intro videos and the steady content that makes people choose you before they ever see a listing. This runs on the same monthly retainers as my business work.
Land & Acreage
Land Does Not Sell From a Photo of a Field.
Most land listings run a handful of phone photos taken from the road. That shows a buyer almost nothing. Acreage sells on what you cannot see from the road: how the ground falls, where the water sits, how much is open and how much is timber, where the access comes in, and where a house would go.
So I walk it. The broker or owner talks through the property on camera while I film, stop by stop, and the drone fills in the shape of the whole tract from above. The finished film gives a buyer the same walk you would give them in person, and it answers the questions that would otherwise turn into a dozen phone calls.
One day on the land covers it all: the aerials, the ground footage, the talk-through and the stills for the listing.
The Process
Four steps, and most listings move through all four inside a few days.
Book
Send the address, the access details and your listing date. You get a firm quote and a shoot date back within 24 hours.
Plan
I check the airspace and the forecast and time the shoot to the light on the front of the property. If the property needs FAA authorization, I file it before the day.
Shoot
Fast and clean. Most homes take one to two hours, and land takes as long as the land takes. Nobody needs to be there for a house if you can leave a lockbox code.
Deliver
Listing photos in 48 hours, listing films in five business days and land films within two weeks, sized for the MLS, the web and social.
The Difference
Honest Listings Sell Faster Than Pretty Ones.
I will not hide a power line, paint in grass that is not there or make a room look twice its size. A photo that oversells a property wastes a buyer’s drive and an agent’s credibility, and it usually costs the seller time on the market. I make every property look its best as it actually is.
That comes from where I come from. Before this I served in the Army National Guard and as a North Carolina State Trooper, and in both places the details were the job. I bring the same discipline to a listing: on time, prepared, and careful with somebody’s home, because for most sellers it is the biggest thing they own.
FAQ
Common Questions
What agents, land brokers, builders and owners ask before booking.
Turn on every light, open every blind, move the cars out of the driveway and put away trash cans, dish towels and everything on the kitchen counters. Ten minutes of prep shows up in every single photo. For land, mow or bush hog the access road and any field you want featured a few days ahead.
Are you licensed to fly a drone commercially?
Yes. I hold an FAA Part 107 Remote Pilot Certificate, which the law requires for any drone work done for a listing or a business. When a property sits in controlled airspace near an airport, I request FAA authorization before the shoot, so the flight is legal from the first second.
How much does real estate photography cost?
Aerial only starts at $450, listing photos with aerials at $595, and a listing film at $1,500. A full land film day starts at $2,500. Size, acreage and travel move the number, and you will have a firm quote in writing before the shoot. Agents who list often can also work on a monthly retainer.
How fast will I get the photos?
Listing photos and aerials come back within 48 hours, listing films within five business days, and land films within two weeks. If your listing date is tight, tell me when you book and I will plan around it.
What happens if the weather is bad?
Drones do not fly in rain or high wind, and a grey sky makes a listing look grey. If the forecast turns, I will call it the day before and we will reschedule at no charge. Interiors can usually go ahead as planned.
Do you photograph land with no house on it?
Yes, and it is where aerial work does the most good. Raw land, farms, timber tracts and development parcels are hard to understand from the ground and easy to understand from above. The Land Film package is built for exactly this.
Can you show property lines on the aerials?
Yes, if you send the survey or a GIS parcel map. I mark approximate boundaries and key features like ponds, road frontage and home sites on the aerial photos. They are labeled as approximate, because a drone photo is not a survey.
Can I use the photos for the MLS, print and social?
Yes. Everything I deliver is yours to use in marketing the property anywhere: the MLS, your website, social media, print and signs. I keep the right to show the work in my portfolio unless we agree otherwise.
Do I need to be there for the shoot?
Not for most homes. Leave a lockbox code and the lights on and I can work on my own. For land, I strongly recommend the broker or owner walks it with me. Nobody knows the property better, and that knowledge is what makes the film worth watching.
How far do you travel?
Anywhere in North Carolina, and beyond when the property calls for it. Travel within 50 miles of Winston-Salem is included, and past that I quote travel up front so there are no surprises.
Do you work with builders and developers?
Yes. I can fly a site at every phase of construction and photograph the finished homes, so you end up with one record of the whole build. That record is also the best marketing you will have for the next one.
